Two kinds of company paint homes

Painting is one of the few jobs that both handymen and dedicated painting companies regularly take on. A handyman may touch up a scuffed wall between other small tasks, while a painting company may repaint a whole flat over several days with a team. The two overlap in the middle, which is where the choice gets harder.

This article helps you decide which kind of company suits your job, based on its size, its deadline and the condition of the walls. It does not repeat the detail on paint products, preparation steps and packages; for that, the painting guide covers what to list, what affects the price and how to check the finished work.

When a handyman suits painting

A handyman tends to suit small, contained painting jobs, especially when you have other small tasks to group into the same visit.

  • Touch-ups: marks, scuffs and small patches where you have the original paint or the colour can be matched.
  • A single wall or room: a feature wall, a child's room or a small study, in a colour similar to the existing one.
  • Small repairs before painting: filling screw holes after taking down shelves, patching small dents and then painting over them.
  • Handover touch-ups: marks left after moving out, before returning keys.

The advantage is flexibility. A handyman can combine painting with mounting a shelf, fixing a door or assembling furniture, and small jobs may not meet a painting company's minimum charge. The handyman guide explains how to compare handyman companies.

When a painting company suits better

A dedicated painting company tends to suit larger jobs where consistency, speed and preparation matter more.

  • A whole flat or many rooms: a team can work room by room and keep the finish even across the home.
  • Ceilings: ceilings need the right access equipment and are tiring, slow work for one person.
  • Colour changes: going from a dark colour to a light one, or the reverse, often needs extra coats and careful cutting-in at edges.
  • Wall repairs: cracks, peeling paint, damp stains or mould need proper treatment before painting. Fix any leak at the source first.
  • Tight move-in deadlines: a company with several painters can often finish sooner than one person working alone.

Painting companies often quote packages by flat type, which makes a whole-flat job easier to compare.

Preparation, materials and protection

Whoever you choose, much of the result depends on preparation. Ask both kinds of company the same questions, and compare the answers.

  • Preparation: what filling, sanding, mould treatment and priming is included, and what counts as extra.
  • Materials: who supplies the paint, which brand and product, and how many coats.
  • Protection: whether floors, furniture, switches and sockets will be covered, and who moves furniture.
  • Clean-up: whether drips and dust are cleaned away at the end, and where leftover paint goes.

A handyman doing a small job may expect you to clear the area and may bring only basic covers. A painting company doing a whole flat usually plans protection and furniture moving as part of the job, but check rather than assume.

Published rates help as a reference point. These are each company's lowest published painting rate, with the source and the date it was captured. They are advertised rates with conditions, not quotes, and they use a mix of units, such as per room, per wall or per flat type, so check each source and compare like with like.

Published painting rates

For the most common unit (per job), the lowest published rates from 6 companies run from S$50 to S$250. Each figure is one company's own advertised rate with its conditions, not a market average or a quote.

Timelines and rules for flats

A small handyman job is often done within a single visit. A whole-flat repaint takes longer and may need you to move out or live around the work room by room. Ask each company for a realistic timeline based on your list of rooms, and how long the paint needs before furniture goes back.

Building rules on working hours and noise still apply to painting. For flats, read HDB's information on renovations for the current guidance, and check with your condo management office about permitted hours and lift protection.

If you are painting as part of a renovation, it usually comes near the end, before the final clean. The post-renovation cleaning guide explains how to time it.

What to ask each

Ask a handyman whether painting is something they do often, whether they can match your existing colour, whether there is a minimum charge and what they bring to protect your floor. Ask a painting company what its package covers, whether ceilings are included, how many painters will come and how long the job will take.

For either, send photos of the walls in daylight and point out any damp, cracks or mould. Area pages such as handyman companies serving Punggol can help you build a shortlist close to home.

Questions

Can a handyman paint a whole flat?

Some can, but a whole flat with ceilings and colour changes usually suits a painting company with a team. A handyman tends to suit touch-ups, a single wall or room and small repairs before painting.

Who protects my floors and furniture?

It depends on the company. A painting company often plans protection and furniture moving as part of a whole-flat job, while a handyman may expect you to clear the area. Ask each one what is included.

What if my walls have mould or damp?

Mention it before the visit. Damp and mould need the cause fixed and proper treatment before painting, which tends to suit a painting company rather than a quick handyman touch-up.
