What do electrical jobs cost? Published rates by job
Each company counts once per job, with its lowest published rate for that job, linked to its source; no figure is a quote. Lowest, middle and highest use the most common unit, and only when at least 3 companies publish it; when an even number of companies publish a rate and the two middle rates differ, no middle is shown.

How do electricians price their work?
Most companies price common electrical jobs individually: one power point added, one light fitted, one water heater point installed or one DB box replaced. Fault finding is often priced differently, as an inspection or troubleshooting charge for the visit, with the repair quoted once the cause is known. A few companies quote rewiring as a package for a flat size; others price it by the number of points.
The published figure is normally a starting rate under standard conditions. It may assume surface wiring in trunking, an existing circuit close by, a standard switch or socket, and an accessible ceiling. Concealed wiring in walls, longer cable runs, false ceilings and new circuits from the DB box add time and materials.
Electrical work in homes must be carried out by an electrical worker licensed by the Energy Market Authority. A low price is not a reason to skip that check. The licensed electrician guide explains which jobs need a licensed worker and how to check one.
| Price basis | What it measures | What to confirm |
|---|---|---|
| Per point | One socket, switch, light or isolator point | New or existing point, and the wiring route |
| Per job | One named task, such as a DB box replacement | Parts, testing and making good |
| Package | Rewiring for a flat size or room count | Number of points, DB box work and testing |
| Inspection charge | Fault finding before a repair quote | Whether the fee is waived if you go ahead |
What changes the price of electrical work?
The same job name can describe very different work. Replacing a socket on an existing point is not the same as adding a new point on another wall, and resetting a tripped breaker is not the same as tracing an intermittent fault. These factors most often move a quote away from the advertised starting rate:
- Existing point or new point. Swapping a fitting on an existing point is usually quicker than running a new cable from the nearest circuit or the DB box.
- Surface or concealed wiring. Trunking on the wall is faster; chasing cables into walls or ceilings costs more and may need making good.
- The fitting. Smart switches, USB sockets, heavy ceiling fans, downlights and water heater isolators can need extra parts or support.
- Ceilings and height. False ceilings, high ceilings and cramped spaces above cabinets slow the work.
- Diagnosis. A fault that only appears sometimes can take longer to find than to fix.
- Timing. After-hours and urgent visits often carry a surcharge, and some companies set a minimum charge per visit.
Which electrical jobs cost more?
Jobs that change the installation itself usually sit at the top of the range: rewiring, replacing or upgrading the DB box, adding new circuits and installing points for high-load appliances. These need more materials, more testing and sometimes a power shutdown for the whole home. Simple swaps on existing points, such as replacing a socket, a switch or a ceiling light, usually sit at the lower end.
Power trips are a common reason to call an electrician, and the cost depends on what caused the trip. If a single appliance is at fault, the visit may end with advice to repair or replace it. If the fault is in the wiring, the electrician will quote the repair separately. The power trip guide explains the safe checks you can make first.
How to compare electrician quotes
Give each company the same brief: what you want done or what is going wrong, where in the home, the property type and photos of the DB box, the existing points and any fittings you are supplying. If you are adding points, mark them on a simple floor plan.
- Ask whether the quote covers surface or concealed wiring, and whether making good is included.
- Check whether the price includes the socket, switch, light or isolator, or only installation of a part you supply.
- Ask who the licensed electrical worker for the job is.
- Confirm whether testing and any required documentation are included for larger jobs.
- Ask what happens if the electrician finds an unsafe existing installation during the work.
- Note whether GST is included where it applies, since many published rates do not say.
For several small jobs, ask for one visit with an itemised price for each. It is often cheaper than booking each job separately, because the call-out and travel are shared. For renovation work, coordinate the electrician with the carpenter and painter so wiring is done before ceilings and walls are closed.
HDB flats, condos and landed homes
In HDB flats, electrical work must follow HDB's guidelines for the flat's installation, and some changes need a licensed worker to certify them. In condominiums, the management office may set work hours, require a deposit or ask to see the contractor's details before work starts. Landed homes often have longer cable runs and more circuits, which can affect both time and price. The HDB electrical guide covers the planning steps.
How HomezyPro collects these figures
Every figure on this page is one company's own published rate, taken from its website with the link and the conditions it printed. HomezyPro does not survey what homeowners paid and does not calculate a market price. Each company counts once per job, with its lowest matching published rate, and a range is only shown when at least three companies publish a comparable rate in the same unit. The figures are refreshed with each monthly data release, so a company's current price may differ from the one shown. Promotional and indicative "typical cost" figures are left out.
To compare companies by more than price, open the electrician directory, which shows each company's services, published prices, Google Maps rating and the towns it names.
Electrician cost questions
How much does an electrician charge to add a power point?
It depends on how far the new point is from an existing circuit and whether the wiring is surface or concealed. The table above shows the published power point rates from electrical companies on HomezyPro. Ask for a quote that names the socket type and the wiring route.
Why is rewiring priced so differently between companies?
Rewiring quotes cover different scopes. One may replace every circuit with concealed wiring and a new DB box, another only part of the home in trunking. Compare the number of points, the route, the DB box work, testing and making good rather than the headline package.
Do I need a licensed electrician for small jobs?
Electrical installation work in homes must be done by an electrical worker licensed by EMA. Ask the company who the licensed worker is and check the details with EMA's official lookup.
Are these prices averages for Singapore?
No. Each figure is one company's own advertised rate with its conditions, not a market average or a quote. HomezyPro shows the published range so you can see where a quote sits, and links every figure to its source.
