Published lock and door rates

Each row in the tables below is one company's own published rate, quoted as printed and linked to its source. These are labour or service charges. None is a price for a digital lock set, and no company in the directory publishes one.

Lock replacement and repair

3 companies publish a lock-specific line, so there is no range. As printed, the lines are lock repair at S$50 to S$120 per job, lock replacement from S$70 per job, and digital lock or locksmith services from S$80.

What a digital lock installation involves

Most installations follow the same order of work, whether the lock goes on a door or a gate.

  • Measuring. The installer checks the door thickness and the existing holes from your current lock.
  • Drilling or modifying the door. If the new lock does not line up with the old holes, the door may need new holes, larger cut-outs or reinforcement.
  • Fitting. The lock is mounted and aligned so the latch meets the frame cleanly.
  • Programming. The installer sets up the PIN codes or other access methods, and should show you how to add and remove users.
  • Testing. The lock is checked with the door open and closed, from inside and outside.

Gate locks and door locks

If your home has a main door and a metal gate, you can fit a digital lock to either one or both. Gate locks are a separate type from door locks, and a gate lock has to suit the gate's frame and design.

HDB door rules to check first

Before you plan a digital lock on an HDB main door, check whether the job touches the door itself. HDB's MyNiceHome renovation guide says a main door facing a staircase or lift lobby is on a fire escape route. Replacing that door needs a permit, and the new door and frame must be half-hour fire-rated with a door closer. MyNiceHome's permit rule covers replacing the door itself, and it does not mention fitting a lock. If your main door is fire-rated, ask the installer to confirm in writing that the lock suits a fire-rated door and that the door closer still works.

The same MyNiceHome guide says the flat owner must obtain all required HDB renovation permits before works begin, and the contractor must be in HDB's Directory of Renovation Contractors.

HDB's page of important information on renovations adds that flat owners are responsible for renovations in their flat and must make sure the contractor follows HDB guidelines. If you rent, ask your landlord before you change any lock.

What changes the digital lock installation cost

The published rates above cover labour or service only. There is no single digital lock price in Singapore that fits every home, because each of these points changes the work.

  • The lock model. The lock set is a separate cost, and the directory has no lock prices to compare. Whether you or the company supplies it changes what the quote covers.
  • Door material and thickness. A door outside the lock's stated thickness range, or one that is harder to drill, can mean extra work or a different model.
  • Gate or door. Fitting locks to both means two installations.
  • Extra drilling or reinforcement. If the new lock does not match the old holes, the door may need new cut-outs or reinforcement.
  • Removing the old lock. Taking off the existing lock and dealing with the holes it leaves may be a separate item.

A warped, sagging or damaged door may need door and window repair before a new lock will work properly.

Supplying your own lock

Some people buy a lock themselves and pay a company for labour only. Others let the installer supply and fit it as one job. Our guide on whether to supply your own parts or let the company supply them covers the general trade-offs.

Supplying your own lock lets you:

  • Choose the exact model and features you want.
  • Compare lock prices yourself before you buy.

The downsides are:

  • The warranty on the lock belongs to the seller, not the installer, so a fault may mean dealing with two parties.
  • If the lock does not suit your door, returning or swapping it is up to you.
  • You need to ask whether the company will fit a lock you supply, and on what terms.

What a fair quote should list

Ask for a written quote before work starts, so you can compare companies line by line.

What to check in a digital lock quote
ItemWhat to check
Lock modelBrand and model, if the company supplies the lock
LabourThe installation charge as its own line
Door modificationAny drilling, cut-outs or reinforcement, and whether it is included
Old lock removalWhether taking off the existing lock is included
ProgrammingSetting up codes and users, plus a short handover
WarrantyThe terms as stated, and whether the lock seller or the installer gives them
After-sales supportWho to contact if the lock fails or needs adjusting

If two quotes differ, compare these lines rather than the totals. You can compare handyman services in the directory and check each company's published rates against its source.

Questions

Can I install a digital lock on an HDB main door?

Check the rules first. HDB's MyNiceHome guide says a main door facing a staircase or lift lobby needs a permit to replace, and the new door and frame must be half-hour fire-rated with a door closer. MyNiceHome's permit rule covers replacing the door itself, and it does not mention fitting a lock. If your main door is fire-rated, ask the installer to confirm in writing that the lock suits a fire-rated door and that the door closer still works.

Is installation included when I buy a digital lock?

It depends on the seller. Some sell the lock and the fitting as one package, while others sell the lock only. Ask whether the price covers labour, door modification and programming. Rates in the HomezyPro directory are labour or service charges, not lock prices.

Do digital locks work during a power cut?

Most digital locks run on batteries rather than mains power, so a power cut does not usually affect them. They usually warn you when the batteries are low, and many models have a backup key or an emergency power contact. Check your lock's manual for details.

Can a digital lock be fitted to a metal gate?

Yes, but gate locks are a separate type from door locks, and the lock has to suit your gate's frame and design. Ask the company to check your gate before you buy, especially if you plan to supply the lock yourself.

What happens if the digital lock battery runs out?

Most digital locks warn you when the batteries are low, so replace them when you see the warning. If they do run out, many models have a backup key or an emergency power contact for opening the door. Read your lock's manual and keep any backup key somewhere safe.
