What a gate lock replacement involves
Start by identifying the lock: whether it is mechanical or digital, the size of the lock case and which hand it is. Remove the old lock, then fit the new one to the existing holes where possible, so the gate needs no new drilling. Finally, test the key, the handle and the bolt from both sides of the gate.
HDB's gate and door care guide describes the gate as a safety barrier and the main entrance door as a fire safety barrier, and asks residents to inspect both regularly. If you would rather not do the swap yourself, you can compare handymen in the directory.
Lock types and fit
Gate locks are either mechanical, opened with a key and handle, or digital, which add an electronic way in. Whichever you pick, measure the lock case on your gate and note where the fixing screws sit. Keep the same hand (left or right) and the same fixing points if you can, so the new lock uses the existing holes.
None of the HDB pages cited here list changing an HDB gate lock as permit work. HDB's building works guidelines cover the whole gate instead: replacing the main entrance metal gate needs no permit if it keeps the same width, number of panels and swing. The gate swing must not obstruct public escape, and units along a common corridor need at least 0.6m clearance from the gate to the corridor parapet when the gate opens perpendicular to it.
Digital gate locks
A gate sits on the corridor side of your main door, so check three things before you buy a digital gate lock:
- Whether it is made for outdoor use.
- How it is powered.
- That it keeps a mechanical key or override, so the gate still opens if the electronics fail.
To weigh a digital or mechanical lock, see the comparison, and see digital lock cost for pricing.
The Singapore Civil Defence Force (SCDF) has a certification rule for digital locksets on fire-rated doors: since 2024, a digital lockset installed on a fire door must be certified for fire resistance. If you also fit a digital lock on the main door, ask the supplier for the Certificate of Conformity (CoC) and check that the brand and model match. The fire-rated main door comparison covers the door itself.
Rust and stuck locks
If you find your gate lock stuck, check the bolt before you replace anything. HDB's gate and door care guide says gate bolts that cannot slot or retract properly come from wear and tear of the bolt or rubbish in the bolt hole. Its fixes are to clear rubbish from the bolt hole, apply lubricant to the bolt if it is too tight, and repair the flush bolt, replacing it where necessary. HDB also suggests oiling all locks, hinges and other moving parts.
- Clear the bolt hole. Remove rubbish, dirt and solid particles trapped in the bolt hole.
- Lubricate a tight bolt. Apply lubricant, then slide the bolt in and out a few times.
- Oil the moving parts. Oil the lock, the hinges and other moving parts.
- Test it again. Check the key, handle and bolt from both sides. If it still sticks, the flush bolt may need repair or replacement.
Lubricant cannot repair a lock case that has rusted through; replacing the lock is the practical route.

Published door and lock rates
For the most common unit (per job), the lowest published door and lock rates from 4 companies run from S$50 to S$120 per job (middle rate S$60), for one door or lock. The middle figure is a real published rate, not an average. Each figure is one company's own advertised rate with its conditions, not a quote.

5 companies publish a door and lock line, quoted as printed. 4 of them price it per job: their published rates run from S$50 to S$120 per job, with S$60 in the middle. The count is even and both middle rates are S$60, so S$60 is a real published rate. The scope as printed is one door or lock.
One line, "Gate and door installation", is From S$120 per job and is the only line that names a gate. One digital lock or locksmith line is From S$80, printed without a unit. No line prices a gate lock as such, so ask a company to price your gate job. For other jobs, see the handyman rates page.

Call a handyman or locksmith if the gate is bent, the hinges sag, the lock case is rusted through, or you are locked out. A new lock will not fix a bent gate or sagging hinges.
When you ask for a quote, check:
- Whether the company supplies the lock or fits one you bought.
- How many keys are included.
- Whether removal of the old lock is part of the job.

Questions
Do I need HDB approval to change my gate lock?
No HDB page cited here requires a permit to change a gate lock. HDB's building works guidelines cover the whole gate: replacing the main entrance metal gate needs no permit if it keeps the same width, number of panels and swing. HDB's conditions on the gate swing still apply.
Why is my gate lock stuck?
Wear and tear of the bolt or rubbish in the bolt hole are the causes HDB gives when a gate bolt cannot slot or retract properly. Clear the bolt hole, apply lubricant if the bolt is too tight and oil the lock and hinges. If it still sticks, the flush bolt may need repair or replacement.
Can I put a digital lock on my HDB gate?
Yes, digital gate locks exist, and no page cited here sets a rule against one on a gate. Choose a lock made for outdoor use, check how it is powered and make sure it keeps a mechanical key or override. SCDF's certification rule is for digital locks on fire-rated doors, not gates.
Does a gate lock need SCDF certification?
No, SCDF's certification rule is for digital locks on fire-rated doors, such as the main door, and its page does not cover gates. Since 2024, a digital lockset installed on a fire door must be certified for fire resistance, so the rule matters if you fit a digital lock on the main door.
How much does it cost to replace a gate lock?
There is no published gate lock price; the closest are 4 companies' door and lock rates of S$50 to S$120 per job. The only line that names a gate, "Gate and door installation", is From S$120 per job. Ask whether the lock is supplied, how many keys are included and whether removing the old lock is covered.
Can I replace my whole HDB gate?
Yes. HDB's building works guidelines say replacing the main entrance metal gate needs no permit if it keeps the same width, number of panels and swing. The gate swing must not obstruct public escape, and units along a common corridor need at least 0.6m clearance from the gate to the corridor parapet when the gate opens perpendicular to it.
