Published deep cleaning rates

Of the companies in our directory, 11 publish a deep or spring cleaning rate. Of these, 7 price per job, and their published rates run from S$190 to S$600, with S$280 in the middle. That middle figure is one company's own published rate, as printed. The other 4 print a price without a unit, so open the source to see what it covers before you compare.

Published deep cleaning rates

For the most common unit (per job), the lowest published deep cleaning rates from 7 companies run from S$190 to S$600 per job (middle rate S$280), for a whole home, usually the smallest size the company prices. The middle figure is a real published rate, not an average. Each figure is one company's own advertised rate with its conditions, not a quote.

Most lines are for the smallest home size the company prices, and several say so directly, with wording such as "less than 500 sqft", "Studio / 2-Room" or "1 cleaner, 4 hrs". This means a deep clean for a 4-room or 5-room HDB flat, or a larger condo unit, usually costs more than the entry rate in the table. Some companies call the same job spring cleaning, so a spring cleaning price in a listing usually describes a similar whole-home clean.

Each row links to the company's own page, where you can check what the rate includes. You can also compare home cleaning companies by the areas they cover, or see our home cleaning prices page for other services.

What a deep clean usually covers

A deep clean reaches the grease, scale and dust that a regular clean skips. Checklists vary by company, but these areas come up often:

  • Kitchen. Degreasing the hob, the outside of the cooker hood, backsplash tiles, cabinet doors and counters.
  • Bathrooms. Scrubbing tiles and grout, descaling taps and shower screens, and cleaning the toilet, basin and floor trap.
  • Inside cabinets and windows. Wiping inside empty cabinets and wardrobes, plus window glass, frames, grilles and tracks you can reach from inside the home.
  • Fans and lights. Dusting ceiling fan blades, light fittings and switches.
  • Floors. Vacuuming and mopping, including corners, skirting and under furniture that can be moved.

The inside of the fridge or oven, the balcony, sofas, curtains and mattresses vary the most: some companies include them, others charge them as add-ons. Compare checklists on our deep cleaning and spring cleaning page before you decide.

Deep cleaning or a regular cleaner

A one-off deep clean makes sense when a home needs a reset rather than upkeep. Common reasons include moving in or out, preparing a flat for new tenants, getting ready for Chinese New Year or another festive season, and catching up after months without a thorough clean.

A regular part-time cleaner keeps an already clean home in order, week by week. If you have one, you may only need a deep clean once in a while. If you do not, a deep clean first can make weekly upkeep easier. Our guide on choosing a part-time cleaner or deep cleaning goes through the trade-offs in more detail.

What changes the price

The published rate is a starting point, usually for the smallest home a company prices. These factors move a quote up:

  • Home size. More rooms, bathrooms and floor area mean more hours of work.
  • Condition. Heavy kitchen grease, mould, hard water stains or a home left uncleaned for a long time all take more work.
  • Cleaners and hours. Some companies quote by team size and time on site. More cleaners or more hours raise the price.
  • Add-ons. Sofa, curtain and mattress cleaning are often priced separately from the deep clean itself.
  • Post-renovation dust. Fine renovation dust settles in tracks, cabinets and fittings and needs several passes. This is usually quoted as post-renovation cleaning, not as a standard deep clean.
  • Occupied or empty home. An empty home is quicker to clean. In a lived-in home, the cleaners work around furniture and belongings, which takes longer.

How to get a quote you can compare

Quotes are only comparable when each company prices the same job. Send every company the same details:

  • Floor area and home type, such as a 4-room HDB flat or a condo unit.
  • Number of bedrooms, bathrooms and balconies.
  • Photos of the kitchen, bathrooms and any problem areas, so the company can judge the condition.
  • What you want cleaned and what you want left out.
  • Any add-ons, such as sofa, curtain or mattress cleaning.

Then ask each company to state in writing:

  • How many cleaners will come and for how many hours.
  • Whether equipment and cleaning chemicals are supplied.
  • What is excluded, and what an extra hour or extra item costs.

Before the cleaners arrive

A little preparation lets the team spend its hours cleaning rather than moving your things.

  • Clear surfaces. Put away items on counters, tables and shelves, and empty the cabinets you want cleaned inside.
  • Secure valuables. Lock away cash, jewellery, documents and small electronics, or keep them with you.
  • Arrange access. Tell the company about lift bookings, parking and visitor registration at your condo, and agree who will let them in. Make sure water and power are on.
  • Check what they will not move. Ask whether the team moves heavy furniture, appliances or fragile items, and move anything delicate yourself beforehand.

Questions

How long does a deep clean take?

It depends on the size and condition of the home and how many cleaners come. Some companies print the scope of their entry rate as cleaners and hours, for example 1 cleaner for 4 hours for a small home. A larger or dirtier home needs more hours or a bigger team, so ask for the planned time in your quote.

Is deep cleaning the same as spring cleaning?

In most listings, yes. Companies in Singapore use both names for a thorough whole-home clean that goes beyond regular upkeep. The checklist matters more than the name, so compare what each company says it includes, such as cabinets, windows and fans, rather than relying on the label alone.

Do I need to supply cleaning products?

Check before you book. Companies differ on what they bring, so ask whether the quote includes equipment and cleaning chemicals, and whether you need to provide anything such as a ladder, a vacuum or access to water and power.

Is post-renovation cleaning priced differently?

Usually, yes. Renovation leaves fine dust in cabinets, tracks and fittings, and removing it takes more time and more passes than a standard deep clean. It is often listed as a separate service. Do not assume the deep cleaning rates on this page cover it; ask for a post-renovation quote and send photos of the site.

How often should a home be deep cleaned?

There is no fixed rule. Some households book a deep clean once or twice a year, often before a festive season, and many book one when moving in or out. A home with a regular part-time cleaner may need one less often.

Do home cleaning companies need an NEA licence?

Not if they only clean homes. NEA's Cleaning Business Licence covers general cleaning businesses, but cleaning of domestic premises is listed as excluded cleaning work. A company that also cleans offices or other commercial premises needs the licence for that work, but a home-only cleaner does not need it to clean your flat.
