How to use this home maintenance schedule generator

Enter your home type, start month and a few details about your aircon, water heater and gas. The generator builds a 12-month calendar, with each task linked to its source, which you can download as an .ics file.

Inputs: home type, aircon units, heater type

  • Home type: HDB flat, condo or landed.
  • Start month.
  • Number of aircon units (0 to 6).
  • Water heater: storage, instant, gas or none.
  • Piped gas at home: yes or no.
  • Year the home was completed (optional).
  • BTO flat with a household shelter: yes or no.

Your answers decide which tasks appear, such as the roof gutter routine for landed homes or the shelter door task for BTO flats.

Here is what the 12-month calendar includes.

Monthly tasks: the Energy Market Authority (EMA) says to test the RCCB once a month; it is usually in the distribution board (DB box) and has a "Test" button. HDB says pressing it should switch the RCCB off; reset it after testing, and switch off sensitive equipment such as computers first. HDB also says to clean ceiling and wall fans at least once a month. With aircon, NEA says to check the filter once a month and clean or replace it when necessary.

Routines: NEA's anti-dengue checks are listed without dates. Every other day, remove water from plant pot plates and change vase water; once a week, clear fallen leaves and stagnant water in scupper drains. Landed homes add clearing leaves in roof gutters and apron drains once a month. See also monsoon season home care.

Yearly, in a month you choose: an aircon inspection, as NEA says to service units regularly and get them inspected annually. BTO flats with a household shelter add lubricating its door hinges and locks, which MyNiceHome says to do at least once a year; never remove or tamper with the door.

Notes: with piped gas, City Energy says it is advisable to have gas pipes and kitchen appliances checked by a Licensed Gas Service Worker (LGSW) once every five years. For homes completed 25 or more years ago, HDB estimates the average lifespan of a PVC electrical cable at about 25 years, so the note suggests having a Licensed Electrical Worker (LEW) check the wiring.

Regular checks without a date: windows, where the Building and Construction Authority (BCA) gives three steps (check, clean, change); aircon brackets, which HDB asks you to inspect for corrosion and rust; and ceilings, which HDB's spalling guide says to paint regularly to prevent spalling concrete.

How the calculation works (method and sources)

Every interval comes from the named source, and nothing is invented. Where no source gives an interval, the task is listed as a regular check without a date. That is the difference from a generic maintenance calendar template: what you see changes only with your answers. The .ics file is built on your device, and nothing is sent or stored. For more background, read our home maintenance calendar post.

Limits of this calendar

Condo common property and HDB common areas are maintained by the Management Corporation Strata Title (MCST) or the Town Council, so they are not shown. The calendar is also not a substitute for an LEW, a licensed plumber or an aircon servicing company when something is wrong.

When a check finds a problem

If the RCCB does not switch off when tested, HDB says it may be defective; engage a Licensed Electrician to replace it. EMA says electrical work in an HDB flat needs a Licensed Electrician, the class of LEW approved for loads of up to 45kVA. EMA also says to verify the worker's licence card before any work starts. See our home electrical safety checklist too.

If aircon brackets are rusty, ask your aircon servicing company whether the brackets or the unit need replacing, as HDB advises. HDB warns that an improperly installed or maintained aircon can fall and cause serious injury or death to people below. See how often to service your aircon.

If you are not confident checking your windows, BCA says to engage an approved window contractor to inspect them; our window safety inspection guide explains more.

What any repair costs depends on the job, so check whether you are paying an hourly rate or fixed price.

Questions

How often should I test the RCCB?

Once a month. EMA says to test the RCCB monthly with its "Test" button, usually in the distribution board. HDB says it should switch off when pressed; reset it afterwards. Test with dry hands, and if it does not switch off, call a Licensed Electrician.

How often should the aircon be serviced?

Regularly, with an inspection once a year. NEA says to service aircon units regularly and get them inspected annually, and to check the filter once a month, cleaning or replacing it when necessary. The calendar includes the monthly filter check and the yearly inspection.

How often should gas pipes be checked?

Once every five years. City Energy says it is advisable to have gas pipes and kitchen appliances checked by an LGSW once every five years. The calendar shows this as a note if you have piped gas.

Does the calendar include mosquito checks?

Yes. It lists NEA's anti-dengue routines: remove water from plant pot plates and change vase water every other day, and clear fallen leaves and stagnant water in scupper drains once a week. Landed homes also get a once-a-month routine, listed without a date, to clear roof gutters and apron drains.

Can I add the calendar to my phone?

Yes. Download the .ics file, which the generator builds in your browser, then open or import it in your phone's calendar app. If your home or your answers change later, generate and download a new file.

Does the calendar store my details?

No. The generator builds the .ics file on your device, and nothing you enter, such as your home type or number of aircon units, is sent or stored. To keep your calendar, save the downloaded file.
