Home maintenance cost per year: why there is no single figure
Your total depends on what you own and how often you book. The number of aircon units in your flat changes how much servicing you need. Cleaning rates are often printed for a given home size, and some households hire cleaners while others do the work themselves. A figure that suits one home will not suit the next.
HDB says that as a homeowner, regular upkeep of your flat is your role, and it advises due care when you carry out repair and maintenance works. A home maintenance calendar helps you see which jobs fall due in which part of the year, so you can price each one on its own.
Recurring services and their frequency
Start your HDB maintenance budget with aircon servicing. The National Environment Agency (NEA) advises checking the aircon filter once a month, cleaning or replacing it when necessary, servicing aircon units regularly and getting them inspected annually.

Replacement reserves
Some things wear out, but you cannot put a date on when they will need attention. Keep a reserve for them in your annual home repair budget, separate from the jobs you schedule.
Wiring is one example. HDB gives the estimated average lifespan of a PVC electrical cable as about 25 years, and advises replacing wiring when its lifespan is over or it has deteriorated. A Licensed Electrical Worker (LEW) can check your wiring and advise whether it needs replacing. If your wiring is ageing, read about HDB rewiring cost before you set your reserve.
Aircon parts wear too. HDB asks owners to inspect aircon brackets regularly and keep them free of corrosion and rust, and to have the condensing unit serviced regularly by a licensed service provider. When it is serviced, ask whether the brackets need replacing because of rust and corrosion.
Building your own budget
Do your own sums with a simple method:
- List your aircon units and other appliances, and how often you service each one.
- Take each published range as a planning range, not as a quote for your flat.
- Add a separate repair reserve at a level you set yourself.
- Review the budget once a year against what you actually booked.

Two checks each month cost nothing. The Energy Market Authority (EMA) says to test your RCCB once a month. HDB explains that pressing its test button, labelled T, should switch it off; if it does not, it may be defective. Switch off sensitive equipment such as computers first, and reset the RCCB after the test. NEA advises checking the aircon filter once a month and cleaning or replacing it when necessary.
