What an aircon servicing checklist should cover

What does aircon servicing include? It depends on the company, because each one describes general servicing in its own words. A checklist helps you ask what is included before you book, then check the work before the technician leaves.

The National Environment Agency (NEA) energy saving tips for households say to check the aircon filter once a month and clean or replace it when necessary, and to service aircon units regularly and get them inspected annually. To turn these into dated reminders, use the home maintenance calendar generator.

Treat the points below as questions to ask, not a standard every company must meet. If you have not chosen a company yet, you can compare aircon companies and their published prices.

Indoor unit tasks to ask about

Before you book, ask the company to walk you through its general servicing steps for the indoor unit.

Are the filters washed?

Daikin Singapore's cleaning guide tells owners to take out the filter, wash it gently with mild soap and lukewarm water, rinse it, let it dry completely and re-install it. Daikin also says not to use cleaning agents other than mild soap. Ask whether the technician washes the filters and lets them dry before refitting them. For cleaning between visits, see how to clean an aircon filter.

Are the front panel and casing wiped?

Ask whether the front panel and the casing of the indoor unit are wiped clean as part of the visit.

Is the drain checked?

Ask whether the technician checks the drain so that water flows away, and how they will show you it is working.

Are the coil and fan cleaned?

Ask whether general servicing includes cleaning the coil and fan, or whether that is a separate chemical wash with its own price. The post on chemical wash vs general servicing explains how the two differ.

Outdoor unit and installation checks

Ask whether general servicing includes cleaning the outdoor unit, or whether the company treats condenser cleaning as a separate job with its own price. Also check how the outdoor unit is installed.

If you live in an HDB flat, HDB's guide to maintaining air-conditioners asks owners to inspect their units regularly and to check with their aircon serviceman whether a corroded or rusty unit needs replacing. Its inspection points are:

  • Brackets are fixed on concrete or brick walls only, not on timber frames.
  • Stainless steel brackets are free of corrosion and rust.
  • There is no leaking.
  • Condensate piping runs into the flat to a floor trap.

Ask the technician to look at these points and tell you what they find.

NEA's dengue prevention measures say not to place trays or containers under or on an aircon unit, because they can let mosquitoes breed. If a tray has been left there to catch drips, ask the technician about the leak instead.

Tests before the technician leaves

Run these checks while the technician is still there.

  • Run the unit. Ask the technician to switch it on and show you cool air coming out.
  • Watch the water drain. Ask them to show you that water is draining away.
  • Check for drips. Look under the indoor unit for drips once it has been running.
  • Ask what they found. Ask whether anything needs repair, with photos of any problem.
  • Get a receipt. Ask for a receipt showing how many units were serviced. It is useful for tenants who need a record of servicing, and for warranty records.

If the technician recommends extra work, such as a chemical wash or a repair, ask for the price before agreeing to it.

66 companies publish a general servicing rate for one indoor unit. Their lowest published rates run from S$15 to S$90 per unit, as printed, with S$40 per unit in the middle. Many are "From" prices, and many are multi-unit prices (price each) that apply only when you book a minimum number of units. For wash and overhaul rates by unit size, see the aircon servicing cost estimator.

Do not work out a total by multiplying a per-unit rate. Ask the company to confirm the price for your number of units. See aircon servicing prices for more rates, and servicing cost by number of units if you have several units. For short answers to common questions, see the aircon servicing FAQ.

The full checklist

Before the visit

  • Clear access to each indoor unit and move furniture out of the way (see preparing your home for aircon servicing).
  • Ask what the company's general servicing includes, in writing.
  • Ask whether the coil and fan are cleaned or need a separate chemical wash.
  • Ask whether the outdoor unit is cleaned, or whether condenser cleaning is a separate job.
  • Confirm the price per unit and any minimum number of units.

During the visit: indoor unit

  • Filters washed and dried completely before refitting.
  • Front panel and casing wiped.
  • Drain checked so that water flows away.

During the visit: outdoor unit

  • Brackets on concrete or brick walls, not timber frames (HDB flats).
  • Stainless steel brackets free of corrosion and rust.
  • No leaking, and condensate piping running into the flat to a floor trap.
  • No trays or containers under or on the unit.

Before they leave

  • Unit runs and blows cool air.
  • Water drains away, with no drips indoors.
  • Findings explained, with photos of anything that needs repair.
  • Receipt showing the units serviced.

Questions

How long does general aircon servicing take?

Companies describe general servicing differently, so there is no single answer. When you book, ask the company how long the visit will take for your number of units. Leave time at the end to run the unit, check for drips and collect your receipt.

Does general servicing include a gas top-up?

Do not assume it does. Ask the company whether its general servicing includes checking the gas, whether a top-up costs extra and what it charges. For published prices, see aircon gas top-up cost. Agree on any extra work and its price before it starts.

How often should I service my aircon?

The National Environment Agency's energy saving tips say to service aircon units regularly and get them inspected annually. NEA also says to check the aircon filter once a month and clean or replace it when necessary.

Should the technician clean the outdoor unit?

Ask whether it is included, or whether the company treats it as a separate condenser cleaning job with its own price. Either way, ask the technician to check the brackets for rust or corrosion and the unit for leaks, and to tell you if anything needs repair.

What should I do to prepare for the technician?

Clear access to each indoor unit and move furniture out of the way before the technician arrives. Have your questions ready: what general servicing includes, whether the coil, fan and outdoor unit are covered, and the price for your number of units.

How much does general aircon servicing cost?

66 companies publish a general servicing rate for one indoor unit. Their lowest published rates run from S$15 to S$90 per unit, with S$40 per unit in the middle, which is one company's real published rate, not an average. Many are "From" prices, and many apply only when you book a minimum number of units.
