Aircon servicing FAQ: booking and preparing
What should I tell the company when I book?
Tell the company how many units you have, what type they are and whether any unit leaks water or has a smell. This helps them plan the visit and suggest a suitable service. The aircon servicing checklist lists what to ask when you book.
How do I prepare my home?
Clear a path to each indoor unit and move bedding, electronics and fragile items from underneath it. Keep pets in another room. If the outdoor unit is part of the job, ask what access is needed. Read how to prepare your home for aircon servicing.
Is a contract better than one-off servicing?
Neither suits every home. A contract covers a set of visits, while one-off servicing lets you book each visit yourself. Ask how many visits a contract includes, what each covers and the cancellation terms. Tenants should check their tenancy agreement first. Compare one-off servicing or a maintenance contract.
Service types and frequency
What is the difference between general servicing, a chemical wash and a chemical overhaul?
General servicing is the routine visit, while a chemical wash and a chemical overhaul are deeper cleans for heavier dirt. A chemical wash leaves the unit assembled. A chemical overhaul dismantles it, which suits heavy dirt or mould in the blower. See chemical wash or chemical overhaul.

How often does NEA suggest servicing?
NEA suggests checking the aircon filter once a month, cleaning or replacing it when necessary, servicing units regularly and getting them inspected annually, on its energy saving tips page. A tenancy agreement may set its own schedule. For more on timing, see how often to service your aircon.
Do HDB rules cover servicing?
Yes. HDB asks you to have the condensing unit serviced regularly by a licensed service provider and to ask whether its brackets need replacing because of rust and corrosion. Its aircon maintenance guide also asks you to clean the air filters to keep airflow optimal.

The charge depends on how much gas is needed, and the units differ. 26 companies publish a gas top-up line: per unit, per job, per kg, per psig (pounds per square inch gauge) or printed without a unit. 17 price it per unit, with lowest rates from S$30 to S$90 per unit and S$60 in the middle.
The aircon servicing prices page shows each rate as printed, with its source. Use the aircon servicing cost estimator to plan a job, and read cheap aircon servicing red flags before you accept a low price. Ask whether a price includes Goods and Services Tax (GST).
Renting and HDB rules
Who pays for aircon servicing in a rented flat?
The tenant does, under the Council for Estate Agencies (CEA) template. CEA's template has the tenant take up a service contract to service the units at least once every three (3) months. The landlord bears repairs, replacement parts and chemical cleaning (if necessary), unless the tenant's negligence or non-maintenance caused it. Your own agreement may differ, so check it.
Can I put a tray under my aircon?
No. NEA's dengue prevention measures say trays or receptacles should not be placed beneath or on top of any aircon unit, as mosquitoes can breed in them. If a tray is needed for other issues, NEA points to HDB's patented aircon tray, which you should still check for chokes at the drainage point.

What should I check after servicing?
Before the technician leaves, run each unit for a few minutes. Check that it blows cool air, nothing drips from the indoor unit and the filters and covers are back in place. If water drips later, see aircon leaking water and contact the company.
When is a unit due for replacement?
Ask your serviceman once a unit shows corrosion or rust. HDB asks owners to check with their aircon serviceman whether a corroded or rusty unit needs replacing, and whether rusty brackets need replacing too. Read whether to repair or replace an old aircon.

Questions
Can I clean my aircon filter myself between services?
Yes. NEA advises checking the aircon filter once a month and cleaning or replacing it when necessary, on its energy saving tips page. Switch the unit off first and follow your unit's manual.
Does servicing make my aircon use less electricity?
It can help: NEA lists regular servicing among its energy saving tips. The same page advises checking the filter once a month, cleaning or replacing it when necessary and setting the temperature at 25 degrees C. NEA notes that the lower the temperature setting, the more energy your air-conditioner uses.
Should the price include GST?
Yes, if the company is GST-registered. The Inland Revenue Authority of Singapore (IRAS) says GST-registered businesses should display final, GST-inclusive prices, not prices without GST. Not every business is registered, and only registered ones may charge GST. IRAS has an e-Service to check whether a business is GST-registered.
Is the middle price the usual price?
No. The middle figure is one company's own published rate, not an average or a usual price. With 66 companies publishing a general servicing rate for one indoor unit, S$40 is shown because both middle rates are S$40. Ask each company for a quote for your own units.
Do I need to be home during servicing?
Not necessarily, but someone should be. None of the official guidance on this page requires you to be home. Someone needs to give the technician access to each unit and check the work before they leave. If you cannot be there, ask another adult to let them in and test each unit.
Can servicing fix an aircon that is not cold?
